The Company:

An award-winning and highly established volume home building company, based in the South-Eastern suburbs of Melbourne, with a total team count of 55 full-time staff, are looking to hire an experienced Estimating Manager to join their growing senior leadership team. 

Position Purpose:

The Estimating Manager is responsible for overseeing the preparation, accuracy and integrity of all build-ready documentation and costings required to support the seamless delivery of homes through construction.

This role ensures that all estimates, purchase orders and bill of quantities are prepared in accordance with company standards, supplier agreements, and approved construction documentation, maintaining consistency, accuracy, and profitability across every job.

The Estimating Manager will provide hands-on leadership to the Production Estimating team, ensuring deadlines are met, workflows are efficient, and the department operates as a critical link between Operations, Procurement and Construction.

Hours of Operation
Monday to Friday 7.30am to 4.00pm, full-time working in an entirely office-based role.

Key Responsibilities of the Role:
 
Leadership & Department Oversight - 
  • Lead, train, and mentor the Production Estimating team to deliver high-quality outputs and uphold the companies operational standards.
  • Oversee workflow scheduling, task allocation, and performance monitoring to ensure accuracy and timeliness.
  • Foster a culture of accountability, collaboration, and continuous improvement.
  • Conduct regular reviews of documentation quality and compliance with internal estimating procedures.  
Production Estimating & Job Documentation - 
  • Manage the end-to-end preparation of production estimates, purchase orders, and job costing packages.
  • Ensure all documentation aligns with the latest construction drawings, specifications, and supplier agreements.
  • Validate that every product, inclusion, and quantity is captured accurately prior to job release.
  • Oversee variation and post-contract estimating functions to ensure pricing integrity and traceability.
  • Maintain and update standard rate libraries in alignment with current supplier and subcontractor pricing.
Operational Integration - 
  • Collaborate with Operations, Procurement, Drafting, and Construction Managers to ensure all documentation is complete prior to site start.
  • Support Construction teams by providing timely clarifications, re-costing, or adjustments during the build lifecycle.
  • Liaise with suppliers and trades to confirm pricing, product changes, and scope clarifications.  
Systems & Process Management - 
  • Manage and optimise the estimating system (DataBuild).
  • Ensure adherence to version control, workflow approvals, and audit procedures.
  • Develop and implement improved templates, checklists, and automation tools to drive departmental efficiency.
Financial Accuracy & Governance - 
  • Safeguard company margins by ensuring accurate job costing and supplier pricing.
  • Partner with Procurement to review cost movements, identify variances, and implement corrective actions.
  • Provide management reporting on cost accuracy, ETO impact, and job profitability trends.
Strategic Contribution - 
  • Contribute to product development by providing technical and cost insights.
  • Support integration of new collections, inclusions, or supplier changes into the estimating framework.
  • Champion system improvements and process consistency across department operations.
Delivery Requirements - 
  • Annual output of approximately 160 production estimates
  • Maintain and update Bill of Quantities across the full design catalogue
Skills, Experience, Attributes and Role Requirements:
  • Minimum 2+ years' management experience in a similar role within residential construction
  • Open to Estimating Team Leaders wanting to make that step up
  • Proven capability in producing accurate and commercially sound production estimates.
  • Strong documentation and workflow planning skills.
  • Demonstrated initiative and commitment to continuous improvement.
  • Strong understanding of Sales Operations, BOQ / Production Estimating
  • Demonstrated ability to deliver on-time, on-budget outcomes while maintaining quality standards.
  • Commercial acumen with the ability to balance strategic thinking with hands-on execution.
  • Excellent interpersonal and communication skills to influence and collaborate across teams.
  • Advanced in construction software DataBuild is an advantage.
