A global real estate and facility management organisation is seeking a Property Manager to oversee tenant management in a large shared commercial building and office space.
The Role:
- Manage tenant and landlord relationships
- Conduct property inspections
- Understanding of lease and Real Estate tenant matters
- Based in Koto City
As Property Manager in Japan, you will manage all aspects of the commercial property including ensuring building services operations and real estate matters are delivered.
Duties:
- Ensure administrative and building problems are resolved promptly.
- Ensures services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.
- Perform regular property inspections.
- Recommend property alterations, maintenance and reconditioning as necessary.
- Review accounts receivable on behalf of the property owner.
- Responsible for reports, assignment of Purchase Orders, accurate tenant billings, accurate files including insurance, lease etc.
- Manage tenant move-ins and move-outs, and "walks-through" spaces.
- Build and maintain relationships including client, tenants, landlords, consultants, suppliers and other relationships.
Criteria for Qualifications and Experience
- Tertiary degree (BA/BS) preferred
- Prior experience in a similar commercial tenant management real estate or facility management environment is essential
- Good administrative skills
- Strong relationship management between owner/landlord and tenants
- Strong tenant and vendor customer service
- Strong communication skills
- Be familiar with sub leasing and real estate matters
- Language skills in Japanese and English – business level written, spoken and reading
- Good organisational and analytical skills
